What Is a Channel Manager? (And Which One to Choose in 2026)

A simple definition, a neutral comparison of the main solutions (Smoobu, Amenitiz, Beds24, Lodgify), and the question that changes everything: who does the setup?

If you manage even one Airbnb, you have probably seen the term "channel manager" go by without anyone taking the time to explain it simply. This article is here for that.

By the end, you will know:

  • What a channel manager is exactly (in 1 sentence)
  • Why you need one as soon as you are on 2 platforms
  • What the options on the market are in 2026
  • The question that changes everything when you choose

Definition (in 1 sentence)

A channel manager is a tool that automatically syncs your calendars, prices and availability across all your booking platforms (Airbnb, Booking.com, Vrbo, your own website, and so on), in real time.

That is all. No magic, no hidden complexity. A single function: sparing you from manually blocking dates on 3 different platforms with every booking.

Why it is necessary

Picture this. You are on Airbnb, on Booking.com, and you have your own website. Three different calendars.

Someone books on Airbnb for the weekend of July 14. Without a channel manager, you have to:

  • Go to Booking.com and block the dates manually
  • Go to your website and block the dates manually
  • Update the price if you had planned a promo

And that, with every booking. Every day. Weekends included. Nights included (because guests book at 11:57 pm or 7:12 am, you do not get to choose).

The day you forget, or you are in a meeting, or you are asleep: double booking. Two guests for the same dates. And that gets expensive (I broke down the exact cost in this article on double bookings).

How it works technically (without jargon)

Without going into the technical detail, here is the idea:

  1. You connect your platforms to the channel manager (once, during setup)
  2. The channel manager talks to each platform through its official API
  3. When a reservation arrives on any platform, the channel manager receives it within seconds
  4. It immediately blocks those dates on all the other platforms
  5. You see everything, centralized, in a single dashboard
< 30 sec
Time for a reservation to propagate across all your platforms

This real-time sync is what removes the risk of double bookings. As long as it is a direct API connection (not an iCal file; the difference matters, and I explain it here).

The options on the market in 2026

Several channel managers share the short-term rental market. Here are the main ones, with their real positioning (not the marketing):

Smoobu

Origin: Germany. Target: independent European owners.

  • ✅ Solid channel manager, multilingual
  • ✅ Built-in website (basic but functional)
  • ❌ Interface partly in German/English depending on the section
  • ❌ No setup service: you configure everything yourself

Amenitiz

Origin: Spain (Barcelona), with a French-speaking team and support. Target: independent hotels + B&Bs.

  • ✅ Good support for hotels (real PMS management)
  • ⚠️ More hotel-oriented than vacation rental
  • ❌ Quick onboarding, but fine-tuning is still on you
  • ❌ Pricing not published since their pricing overhaul: quote after a demo

Beds24

Origin: Australia. Target: power users and professionals with several properties.

  • ✅ Extremely powerful (the most complete PMS on the market)
  • ✅ Very competitive pricing at volume
  • ❌ Dense, technical interface
  • ❌ Steep learning curve (days, even weeks, to configure it properly)

Lodgify

Origin: Spain. Target: owners who want a strong website, with a focus on the web.

  • ✅ Very well made website builder
  • ✅ Intuitive interface
  • ❌ No setup service
  • ❌ Support is not available in every language

Hospitable (formerly Smartbnb)

Origin: France/USA. Target: messaging automation + multi-platform.

  • ✅ Very strong on guest message automation
  • ❌ Expensive as soon as you add properties
  • ❌ Channel manager is there but not the core of the product

SuperHote

Origin: France. Target: French short-term rental owners, a local alternative.

  • ✅ Interface and support in French
  • ⚠️ Software you have to master yourself
  • ⚠️ Several owners have reported sync bugs and double bookings

Channel manager prices in 2026

Count between €15 and €90 a month depending on the solution and the number of properties. Here are the entry-level prices checked on August 17, 2026 on the vendors' official pages.

SolutionMonthly entry priceSetup
GuestLucky€14.99 per property (Pro)Your responsibility, migration free
Beds24€15.50 for 1 rentalYour responsibility
Lodgify€15.75 (1 property, no website)Your responsibility, onboarding call
Smoobu€29 with a 0.9% commission, €35 withoutYour responsibility
Elloha€49 (Connect), €59 with the websiteYour responsibility
BedLink€35 + €8 per additional propertyIncluded, no extra charge
Amenitiz, SuperHote, Misterbooking, Hostawayprice not publishedOn quote

Three traps in these numbers.

Four vendors out of ten no longer publish anything. Amenitiz, SuperHote, Misterbooking and Hostaway have replaced their price list with a custom quote. The amounts still circulating about them in comparisons come from old price lists and commit them to nothing.

The displayed price is a teaser price. It almost always corresponds to the most limited plan, often capped in number of properties or missing the OTA connections you care about. The real price for 3 properties is frequently double the displayed one.

The real cost is not the subscription, it is setup time. Count 10 to 20 hours to connect Airbnb, Booking.com and Vrbo properly, map the listings, set the rates and test the sync. At €30 an hour of your time, that is €300 to €600 invisible in the comparison. That is exactly what the next section's question measures.

The question that changes everything: who does the setup?

All the tools above do the same thing on paper: they sync your calendars in real time.

The real difference is not the feature set. It is who does the setup work.

Because setting up a channel manager is not just signing up and pressing a button. You need to:

  • Connect each platform (Airbnb, Booking.com, Vrbo, etc.) following their API validation procedures
  • Import your existing listings (titles, descriptions, photos, rules, rates)
  • Set the pricing rules (seasons, minimum stays, weekends, school holidays)
  • Configure fees and taxes (tourist tax, cleaning fee, deposit)
  • Connect the payment engine (Stripe or similar)
  • Test every scenario (booking, cancellation, modification, reverse sync)

Doing that properly on your own easily means 20 to 40 hours of technical work, on a stack full of jargon, with documentation that assumes you know what a cron job is.

And the slightest configuration mistake can cost weeks: a botched rate mapping, a badly written check-in rule, an API connection that fails on a Sunday night.

What I do with BedLink (and why it is different)

When I created BedLink, I did not invent a better channel manager. I invented a service.

Concretely:

  • I configure everything for you, from A to Z (listings, calendars, sync, payments, website)
  • You give me 3-5 days and a phone call
  • You get back a system that runs, accessible from your phone
  • If you have a question, you call me directly. No ticket, no chatbot

It is software. With a human behind it.

How to choose the right channel manager for your situation

To help you decide quickly. If you want the detailed numbers on each solution, I compared the 10 channel managers on the market one by one.

You are very technical and you love configuring things? → Beds24 or Lodgify. You will get your money's worth.

You want the cheapest option and you manage 1-2 properties casually? → Smoobu or the free version of Hospitable.

You run a hotel or a B&B with a restaurant or breakfast service? → Amenitiz, it is their core business.

You own a guesthouse or an Airbnb, you are not technical, and you just want it to work? → Have someone do it for you. That is what I offer with BedLink.
