Do I stay in control of my property?
Yes. You block dates, change your rates, choose your guests. BedLink takes care of the tech, not your decisions.
Is there a risk of double bookings?
No. Sync is automatic and in real time, not through iCal for those who know the difference, but through a direct connection with the platforms. That is exactly what BedLink eliminates.
I already have listings online. Does that change anything?
No, it’s even better. We take your existing listings, connect them to the other platforms and optimize them. Whether you’re an owner, a guesthouse or a property manager, the process is the same.
How long until it’s up and running?
Right away. You create your account for free and try BedLink for 30 days, up to 10 properties, no credit card. And if you’d rather have Simon set everything up for you, allow 2 to 5 days after a first conversation.
How much does it cost?
€35/month, with no percentage taken on your bookings (€29/month if you pay yearly). The details are on the Pricing page.
I manage several properties. Does it work for that too?
Yes, as many as you like. BedLink handles all your properties without any trouble, all connected and in sync from the same space.
How do payments and security deposits work?
Stripe is connected to your own bank account: guests’ money goes straight to you, BedLink doesn’t step in between. The security deposit is requested when the guest books and released after the stay, with no check or bank transfer to chase.
Is there a mobile app?
Yes. Your bookings, calendar, guest messages and statistics are all available from your phone.
Can I automate messages to guests?
Yes. Confirmation, arrival instructions, door code and WiFi, review request: you write the template once and it goes out automatically at the right time, whichever platform the booking came from.
Does BedLink work with PriceLabs?
Yes. PriceLabs integrates with BedLink: your dynamic pricing stays driven by PriceLabs, and BedLink distributes the prices in real time across all your platforms and your direct website. It isn’t mandatory: simple pricing rules are enough if you prefer.
What statistics do I get?
Statistics calculated on your real data, not on market averages: occupancy rate, net revenue per property, average price per night, the real commission cost of each platform, and the comparison between a direct booking and the same booking made through an OTA.
